Located along the historic West Mall in Etobicoke, this multi-unit residential development is organized to take advantage of the impressive and uninterrupted views available west of the site. The massing consolidates two residential towers, 22 and 24 storeys respectively, on the east side fronting Highway 427. Two mid-rise structures are aligned perpendicular to the towers and stepping down towards the West Mall. The entire development is shaped around a tiered, open courtyard that connects the site to the existing Dennis Flynn Park across the Mall.

The main vehicle access and parking level is designed as a concourse and organized around two large, open-air courtyards that will bring light and nature into the space. The concourse has generous pick-up and drop-off areas and gives direct access to the building lobbies above. The second level contains the main lobbies and most of the amenities for the building. To improve the connection between interior and exterior amenities and extend the seasonal use of the outdoor space, a large retractable greenhouse structure is provided. These winter gardens are for the community to grow plants year-round but also serve as a central space for events and daily activities.

The main design focus for the 650 apartments in the development is to integrate elements that are usually associated with an individual house, specifically a backyard and front porch. Each unit will have an oversized balcony and a winter garden. The winter garden is a space that can be used year-round to extend the living space but also to protect the open balcony against the wind.
