The Kingston Road Intensification study affects approximately 152-hectares along Kingston Road, which spans the entire width of the City of Pickering, paralleling Highway 401. From the Rouge National Urban Park in the west to Pine Creek in the east, this Study examines opportunities for intensification and supporting connections and public amenities resulting in clear recommendations to update the City of Pickering Official Plan. This effort was in response to exploring intensification opportunities within the corridor and node identified in the South Pickering Intensification Study and the city-wide Growth Management Program. Our goal was to devise the Provincial Growth Plan's strategic growth area objectives and the corridor objectives of the Durham Regional Official Plan within the South Pickering Urban Area, of which the corridor and node are a core component.
The Study contains particular strategic goals with a broad array of city-building outcomes, including placemaking, community health, sustainability, economic development, housing choice, connectivity, infrastructure optimization and natural heritage restoration. The strategic goals are broadly consistent with the planning policy framework contained within the Provincial Growth Plan, the Durham Regional Official Plan and the City of Pickering Official Plan. This document provides a user-friendly toolkit to guide new development within the Kingston Road Corridor and Specialty Retailing Node, emphasizing placemaking and sustainability on a study area-wide scale.
