The plan includes 290 dedicated student housing beds, with a portion reserved for local Indigenous students, deepening ties between the city and its growing academic community.


Three new internal private streets establish pedestrian-oriented connections throughout the site. Designed with high-quality materials and active frontages, these streets foster social interaction and community well-being. A central gathering place serves as the communal heart, bringing residents and visitors together through events and everyday encounters.
Sustainability is integrated throughout the design. Solar photovoltaics, geothermal systems, and environmentally conscious building practices reduce the community’s environmental footprint. Our Landscape First approach ensures that green infrastructure and ecological connectivity are foundational elements of the built environment.
