SvN and Rolf Seifert Architect prepared massing concepts, a phasing plan, and typical scenarios for an ensemble of office buildings catering to the creative industry. The vision calls for a "campus" setting inspired by nature with cloistered social spaces for interaction. The building scale and materials will be suited to the surrounding context,and considers views from existing buildings as well as those looking out to the nearby Gardiner, Liberty Street and Carpet Factory.
The plan allows for secondary pedestrian pathways through the area with spaces that include a wide range of qualities, from sanctuary or cloister-like, to expansive, all set in a large activated, shared ground floor zone.
All office spaces will have access to shared exterior space, and there will be generous semi-public, grade accessible exterior spaces distinct from public street space. The parking level will have access to natural light and can be converted in future to suit other uses. The design includes shared workspaces, meeting rooms, screening rooms etc. on the ground floor, with flexibility in the floor plans, allowing multiple arrangements of units and sizes. The development of the site will be planned to occur in two to three phases, each with adequate parking, loading, lobbies, retail as required.
