Shoppers World Brampton reimagines a 53-hectare suburban shopping centre as a sustainable, transit-oriented community. Positioned at the terminus of the Hurontario LRT, this catalytic redevelopment transforms a car-dominated retail site into a vibrant mixed-use destination—proving that retail hubs can evolve into complete neighbourhoods while retaining their economic vitality.

Like many suburban malls, Shoppers World is encircled by vast expanses of surface parking. We see these underused lands as an opportunity to create a place where people can live, work, shop, and gather. Our Landscape First strategy weaves together retail, residential, and public spaces into a connected whole. Informed by the site’s agricultural heritage, location at the crest of two watersheds, and surrounding natural ecology, the master plan establishes a coherent design framework to guide the next 20 years of transformation, grounded in its authentic landscape identity.

With the Hurontario LRT terminating at Shoppers World, this project demonstrates how strategic planning can maximize transit investments through transit-oriented communities.

The plan centres on a major open space that extends Kaneff Park through new streets and green corridors linking to Etobicoke Creek, Fletcher’s Creek, and the regional trail system. Medium- and high-density buildings frame pedestrian-oriented streets and plazas, integrating stormwater management, native planting, and climate-resilient design. This approach strengthens transit ridership, supports retail vitality, and reconnects the site to its broader ecological network—showing how intensification can create both economic and environmental value.

From the outset, we designed an engagement process that reached beyond conventional audiences, building broad support for a vision that challenges typical suburban patterns. Two years of collaboration with municipal and regional authorities, coupled with extensive public consultation, led to unanimous City Council approval of the master plan and zoning amendments with zero appeals. This outcome demonstrates how early, thoughtful engagement and a clear design vision can unite stakeholders behind transformative city-building projects.
