A comprehensive master plan that reimagines an existing low-rise, low-density rental site in Surrey's City Centre into a transit-supportive, mixed-use community. Our landscape-first approach integrates over 167,000 m² of development with rich public realm improvements, creating connections to Surrey Central SkyTrain and surrounding neighbourhoods.

Bristol Estates sits in close proximity to Surrey Central SkyTrain, presenting an opportunity for higher-density transit-oriented development. Our master plan replaces underutilized space with intentional community design. The proposal introduces five towers with residential podiums, a daycare, and generous retail frontage along 104th Avenue. We're replacing surface parking and disconnected green space with new buildings while undertaking comprehensive public realm and site circulation improvements that benefit current and future West Village residents.

The proposal establishes intentional pedestrian and bicycle connections to the surrounding neighbourhood, green network, and SkyTrain Station, ensuring seamless integration with Surrey's broader transit infrastructure.

Our approach creates permeable, walkable block structures. The design reflects Surrey's City Centre aspirations by establishing pedestrian and bicycle-friendly streets that connect naturally to existing infrastructure. The result is 2,673 new residential units integrated thoughtfully within a framework that supports both current residents and newcomers.
