The population of Amman, the capital city of Jordan, is forecasted to triple over the next 20 years. In September 2006, the firm was appointed by the municipality to help plan for this growth and address various pressing urban development issues within the Amman Master Plan. The Amman Master Plan comprises a series of interconnected elements: a Metropolitan Growth Plan to direct growth within the recently amalgamated Greater Amman Municipality, improve transportation and servicing and conserve resources; a series of Amman Area Plans with detailed land use, density allocation, transportation, services and phasing consistent with municipal master plans and official plans; an Interim Growth Strategy as the first phase in creating high density mixed use communities to divert high density development pressure away from Amman’s historic neighbourhoods; Corridor Intensification Plan to improve development approvals along Amman’s major corridors and intersections; Industrial Lands Strategy to guide long term location and servicing of Amman’s employment lands; and a series of community plans that in addition to providing zoning and height allocations provide detailed public realm improvements for various intensification and expansion areas in the city. The planning process utilized a bio-regional approach to preserve and enhance the natural heritage system vital to the sustainability of the capital region. The plans are anchored by a new Zoning By-Law that ensures consistent regulatory oversight and introduces new building typologies and land use provisions. We worked with the City on establishing a one-stop-shop for development approvals and staff training to ensure future approvals are in keeping with the intent of the plans.
