The Koltsovo Master Plan is a sustainable mixed use residential development focused around creating a family oriented community. The approach is to celebrate the unique park edge by creating a series of connection "fingers" directly linking residents with green space and recreational facilities.
The Koltsovo Master Plan takes into account the unique climatic conditions of the Greater Novosibirsk district to maximize comfort within the public realm and create opportunities to develop buildings that are attractive and use less resources to operate. The following components were introduced into the plan:

- Variety of landscapes from manicured open space to more wild growth, wetlands and urban agriculture

- Access to recreation trails that link up with a larger network

- Vibrant and safe community through community facilities, commercial uses and buildings having units with direct access to the streets (townhouses).
LEED for Neighbourhood Design
- The community follows the principles and criteria set out by the Leadership in Energy and Environmental Design (LEED) rating system for Neighbourhood Design (ND).
