The design approach for 327 Royal York focused on revitalizing an industrialized area of Toronto by enhancing community connections, providing a mix of buildings, and ‘greening’ the public realm.
The proposed building and associated landscape is sited and massed in order to address all four "fronts" of the immediate context -- the Christ Church Cemetery to the north; Royal York Road to the west; Windsor Street to the east; and the Mimico GO Station, the Lakeshore West Rail Corridor and a new Greenway to the south.
The podium is a four-storey base building at a scale compatible with the existing townhouses located north of the site, which then transitions to an eight-storey podium on the south-side, cantilevered above the Mimico GO Station. Two slender towers, 28 and 44 storeys respectively, are shaped and sculpted to achieve a slender and varied appearance. The proposed development is within a 45 degree angular plane from the nearest neighbourhood-designated properties, minimizing shadow on adjacent streets, particularly during times of peak-use.
The development provides a continuous and active frontage on both Royal York Road and Windsor Street with a greatly enhanced streetscape. Two plazas, one at the base of Royal York Road and the other adjacent to the Greenway will be included and feature accessible, weather protected connections for pedestrians and cyclists to access the GO Station and surrounding public land.
