Overview

SvN is working with the Catholic Church, Notre Dame De L’Assomption, Discovery Homes and Gateway Construction and Engineering to design and construct Leola Village, a 32-unit housing development on the Church property in Transcona, Winnipeg. Transcona was developed within the City Beautiful movement and contains a wealth of green space. In a neighbourhood primarily populated with post-war single-family homes, Leola Village provides an alternate housing form for first time buyers and long term residents looking to stay in their neighborhood.

The stacked townhouse typology provides a substantial number of family sized units while gently densifying an underutilized piece of land. Each unit enjoys generous private outdoor space. Common landscaped areas encourage community interaction through thoughtful design. Enhanced acoustic separation and strategically oriented windows provide the privacy typically available in a single-family home. This development addresses the City’s planning ambitions to diversify available housing types in the City within an established, mature community.

We provide feasibility planning, development advisory and approvals risk management for public and private clients. As an interdisciplinary team that contributes to the design and architecture of a project, we are able to identify risks in early design development and conceptual site layout stages. We help to shape and form the thinking on site layout and building design in a way that reduces and minimizes the amount of approvals required. We give our clients a comprehensive view of planning approval milestones within the project's life cycle, so they can anticipate the timing and resources required to support various approvals within the overall construction schedule.
We undertake site analysis studies, from site scale up to secondary plan scales.  We work with developers and public agencies such as Build Toronto and Ontario Infrastructure and Lands Corporation to complete due diligence and Highest and Best Use Studies for their lands.
