SvN was hired by Western Asset Management to develop a master plan for the Honda Lands, bordered by Queen Street East to the north, Richmond Street East to the south, Sherbourne Street to the west and Ontario Street to the east. The firm was invited to compete for the architectural contract for the rezoning and full architectural design of a multi-phase vibrant mix of rental residential apartments and condominiums and retail/commercial uses. The final design was executed with Diamond Schmitt Architects and S9 Architects from New York.
This project brings large-scale retail to an area long underserved with shopping options. Consisting of over 255,000 square feet in retail area and 965,500 square feet in residential area, the project will bring much needed animation and vibrancy to the neighborhood while re-establishing the fabric of both Queen and Richmond Streets.
The project is comprised of three main components: Retail, Rental Housing and Condominiums. Retail has been organized on the ground and second floor and optional third floor retail. Mid-rise rental housing is situated along Queen Street, while two residential condominium towers are proposed along Richmond Street. Small-scale retail matching the existing storefront scale and rhythm is located along Queen Street. At the heart of this project is a new urban plaza faced with retail within the centre of the block. A glazed walkway provides access to all above grade retail spaces and allows pedestrians from the plaza to see the full range of shops.
